Land Registry Search
A property search at the Land registry enables a buyer or property owner to check the status of any encumbrances/liens or memos on a specific property. The search can only be done with the permission and signed search form from the property owner who must be present. We are able to do the search on the owners behalf if we are given a Power of Attorney for this specific purpose. Title Deeds Issues
We specialize in finding solutions in cases where title deeds have not been issued, either due to the fault of the property owner, the property developer or due to tax issues on the side of the developer which may cause a block on the transfer of the deed unless the outstanding taxes are resolved. If you are in the situation where you do not know where your title status stands, we are able to find out for you by giving us the developers name and the the name of the complex/project where your property is situated. Please contact us to book an appointment to discuss your situation in detail, we recommend that you bring all of your paperwork, including land registry and district office permits, applications and sales agreements.

Valuation Services
If you require a valuation for your immovable property, whether it be a house, land, plot, commercial building etc; our valuer can arrange to visit you at the property and give you a valuation whichever purpose required, either for the bank, to check the market value or for other purposes. Inheritance
We offer full services for inheritance, including inheritance administration where this is a will and administration where there is not a will in place. Our services include both movable and immovable properties and we can help you deal with all of the procedure from start to finish. Sales & Rental Agreements
At C&V Cyprus Property Services we prepare tailor made sales and rental agreements, including assignments for our clients wishing to buy, sell, gift, rent or assign an immovable property to a second party. If you have a private buyer or tenant (without an agent) and would like to make a specific agreement for you particular transaction please contact us to arrange an appointment and for a non-obligatory quote. We specialize in this sector and will be able to advise you on the laws and regulations depending on your situation. A sales or rental agreement is a very crucial part of your transaction therefore we take great care to make sure that all agreements are in line with the latest regulations and protect both parties fairly.
Transfer Fees
The purchaser of an immovable property is charged transfer fees by the Land Registry.
The fees are calculated as follows:
In order to regenerate the Cyprus property market, sales agreements completed between the 2nd of December 2011 and 31st of December 2016, that are subject to VAT will be exempt from property transfer fees. Properties that are not subject to VAT will be eligible for a 50% reduction from the above listed transfer fees (this is subject to certain conditions). Mortgage registration fees are 1% of the current market value.
